Throughout recent history, some traditional lenders disappeared, some others popped up. Many European and American banks have shrinked their balance-sheets and reduced real estate financing, whilst some others more recently put large-size financing tickets on deals. Securitisation market collapsed after 2007, and was not really replaced until debt funds and opportunistic funds started finding value in lending.​

There is no universal answer as to who are the most efficient lenders today. The most efficient lenders are those who will have ample enough resources to fund a deal, who will understand its complexity, who will lend at reasonable spreads, and who will be stable business partners all along the life of the investment.
